That’s why you need a storage room
We know self-storage primarily from American television series such as «Storage Wars». Would you have thought that you could also store your belongings the “American way” in the Rhine Valley? (From: Interview with the owner Andreas Ospelt)
Two years ago, Andreas Ospelt opened “Mein Lager Self Storage”, the largest self-storage warehouse in the region of Eastern Switzerland, Liechtenstein and Graubünden. In this interview, he explains who stores things with him, what is stored and why he is convinced that everyone needs a temporary storage space at some point in their lives.
Mr. Ospelt, you operate a self-storage warehouse in Rüthi. What is a self-storage warehouse anyway?
Andreas Ospelt: With self-storage, you rent a storage room for an unlimited period of time in which you can store your things yourself. Similar to a basement compartment in a house, you lock the storage box with your own key. Only you have access to your belongings, from 6 a.m. to 10 p.m., every day. The storage building is heated, has an alarm system and is under video surveillance – comfort and security are very important to us.
And how can you rent such a storage compartment?
Andreas Ospelt: Renting is very uncomplicated. You come to our office, look for a storage room, sign the rental agreement and pay the first month’s rent. After that you can store it immediately.
Does that mean you have employees on site?
Andreas Ospelt: Yes. Our office is open every day except Sundays. So you can come by and visit the storage rooms without an appointment. We are personally available to our tenants every day – there are always questions that need to be answered. And last but not least, our tenants appreciate the “social component” and like coming to the office for a coffee. Because many tenants are already in a difficult situation with moving, moving out or like that, one appreciates a local person who can relieve the stress a little.
Assuming I no longer need the storage box – how does the cancellation work?
Andreas Ospelt: Flexibility is very important in the self-storage business. After the first month of rental, you have a 2-week notice period. There is no “binding” through a rental agreement with us.
How long do your tenants rent a storage compartment?
Andreas Ospelt: Our longest tenant has been renting for 2 years now, the shortest tenancy was 1 month. We’ve had inquiries for a week’s rental, but our minimum rental period is 1 month.
How big is such a storage room?
Andreas Ospelt: we offer storage rooms from one square meter to 50 square meters. The “average” tenant needs a room with 5 square meters of space. The storage rooms are at least 2.80 meters high.
What is actually stored in such a storage room?
Andreas Ospelt: I can’t tell you that because I don’t know. There are things that are not allowed to be stored, such as food or dangerous goods, but only the tenant himself knows what each individual tenant stores. As a rule, furniture and household effects are stored, but collections, files, business inventory or promotional gifts are also accommodated with us.
How much does a storage room like this cost me?
Andreas Ospelt: It starts with Sfr. 46.30 per month and increases with the size of the storage room. On average, our tenants pay around Sfr. 180 a month.
You claim that everyone needs a self-storage unit at some point in their life. Why are you convinced of this?
Andreas Ospelt: Most of our customers have to solve a drastic change in their life and living situation. You travel the world and you have to store your furniture somewhere. You are renovating your home and you have to clear out during the construction work. You separate from your partner and don’t have a new apartment yet. You are moving from the old apartment into a new building – but this is not yet ready for occupancy. There are countless situations in which a temporary camp is the «helper in need». And each of us will have such a drastic change in our life and living situation at some point in our lives, that’s part of life.
